Key Challenges & Solutions.

1. Proximity to a Live Substation:
The most significant challenge was the close location of a live electricity substation, positioned directly adjacent to one elevation of the building. This asset was fully operational and could not be isolated at any point during works.
To manage this risk:

  • A bespoke demolition sequence was developed in consultation with structural engineers and the client.

  • Works progressed from the opposite side of the building, gradually moving toward the substation to maintain a buffer zone throughout.

  • A temporary protective barrier system was installed to physically shield the substation from debris or unplanned contact.

  • Only experienced operatives were assigned to work in this zone, with additional spotters and banksmen in place at all times.

2. Restricted Access and Working Room:
Due to the presence of surrounding infrastructure and services, machinery movement was restricted. Our team deployed compact, high-reach equipment and carried out portions of the works using manual deconstruction techniques to maintain precision.

3. Environmental Management:
Dust, noise, and vibration controls were implemented to protect both the operational substation and nearby stakeholders. This included the use of mist cannons, acoustic barriers, and real-time monitoring throughout the duration of works.

TOTAL Controlled Demolition Services was appointed to carry out the careful deconstruction and  asbestos removal works of the Old Stores Building at Carrington. The objective was to clear the site safely and efficiently to facilitate the next phase of redevelopment, while protecting surrounding infrastructure — most notably, a critical substation asset located in extremely close proximity to the demolition footprint.

This project was part of a wider site regeneration programme, requiring precise coordination and a controlled demolition sequence to ensure no disruption to ongoing services or existing live infrastructure.

Scope of Works:

  • Full pre-demolition audit including identification of salvageable materials and environmental considerations

  • Asbestos Removal Works working closely with a asbestos removal supply chain partner
  • Soft strip works including removal of non-structural elements, fixtures, and redundant M&E

  • Deconstruction of the main structural frame, walls, and roof using a carefully planned sequence to mitigate risk to adjacent assets

  • Segregation and removal of waste in line with our recycling strategy, maximising recovery and minimising landfill

  • Final site clearance to development-ready standards
