Key Challenges & Solutions.

This project encompasses a comprehensive redevelopment initiative at Stretford Mall in Manchester, involving the internal soft strip, asbestos removal, complex demolition, temporary works, and the removal of a pedestrian bridge. The aim is to prepare the site for future mixed-use development as part of the broader regeneration of the Stretford area. The project is highly complex due to the active urban environment, the presence of hazardous materials, and the need to ensure public safety and minimal disruption to ongoing commercial activities.

Key Objectives:

  1. Safe Internal Soft Strip: Remove all non-structural elements within the mall to prepare the site for subsequent demolition and redevelopment.
  2. Asbestos Removal: Safely identify, manage, and remove asbestos-containing materials (ACMs) in compliance with health and safety regulations.

Key Challenges:

  1. Internal Soft Strip in an Operational Environment:
    • Challenge: The internal soft strip must be carried out while the mall is partially operational, requiring careful coordination to avoid disrupting ongoing commercial activities.
    • Solution: Develop a phased strip-out plan that allows for the safe removal of non-structural elements in sections of the mall that are not in use or during off-peak hours. Coordinate with mall management to ensure tenants and the public are informed of the work schedule. Implement dust control measures and noise reduction techniques to minimize impact on the surrounding areas.
  2. Asbestos Removal:
